Lakeshore Boulevard is the most coveted street in Incline Village. It’s the only true lakefront corridor, offering direct beach access, private piers, and the kind of wide-open lake views you just can’t replicate anywhere else.

The Tyner neighborhoods offer serious view potential at different elevations. Lower Tyner gives you great lake sightlines with more year-round accessibility, while Upper Tyner climbs the mountain for some of the biggest vistas in all of Incline.
Expect a wide mix of homes — from older ski-style cabins to brand-new builds that maximize their elevation.
Ponderosa sits above Highway 28 on the far west end of Incline Village, just before you head into Crystal Bay. It’s a quiet, tucked-away neighborhood with a mix of older and newer homes, many of which offer filtered or wide lake views through the trees.
Buyers love Ponderosa for its alpine setting, privacy, and access to nearby trailheads — all with the lake in sight.
Looking for a freestanding condo with charm and scenery? Tyrolian Village is a great option. Nestled near Diamond Peak, these alpine-style units are technically condos, but they live more like single-family homes — and many come with great lake views, especially on the upper tiers.
It's an excellent choice for second-home buyers or anyone looking to simplify without sacrificing the view.
