Stunning lake view from a luxury home in Incline Village, Nevada

Best Lake View Neighborhoods in Incline Village to Buy Your Dream Home

Lake Tahoe Cole Mizak August 17, 2025

By Cole Mizak, Top Incline Village Realtor at Compass

If you’re shopping for Incline Village homes for sale and “lake view” is at the top of your wishlist, you’re in the right place. Lake Tahoe is known for its jaw-dropping scenery — but only a few neighborhoods really deliver on that dream.

As a full-time Incline Village real estate agent, I guide buyers through the nuances of each area to help them find the best view for their budget. Here’s my inside look at the top lakeview neighborhoods in Incline Village.

1. Lakeshore Boulevard – The Ultimate Lakefront Address

Lakeshore Boulevard is the most coveted street in Incline Village. It’s the only true lakefront corridor, offering direct beach access, private piers, and the kind of wide-open lake views you just can’t replicate anywhere else.

These are legacy properties — rare, private, and often sold off-market.

💡 Local insight: If you want in on Lakeshore, you need a well-connected Incline Village realtor who can unlock listings before they go public.

2. Eastern Slope – Elevated and Iconic

The Eastern Slope rises up behind the center of town and delivers some of the most dramatic views in Incline. Think sunset-facing, full-sweep lake panoramas from nearly every level of the home.

Lot sizes are generous, homes are spread out, and the vibe is quiet and residential. For buyers who want privacy and prime views, this area checks every box.

3. Lakeview Subdivision – Prime Location with Premium Views

Lakeview Subdivision lives up to its name — and comes with a premium to match. Many homes here sit on gently sloped terrain, giving them solid lake exposures. The neighborhood is walkable to Burnt Cedar Beach and close to town, which adds to its appeal.

Inventory is tight and homes with strong views tend to go quickly.

4. Lower Tyner & Upper Tyner – Big Views, Varied Price Points

The Tyner neighborhoods offer serious view potential at different elevations. Lower Tyner gives you great lake sightlines with more year-round accessibility, while Upper Tyner climbs the mountain for some of the biggest vistas in all of Incline.

Expect a wide mix of homes — from older ski-style cabins to brand-new builds that maximize their elevation.

5. Ponderosa – West End Views with Forested Vibes

Ponderosa sits above Highway 28 on the far west end of Incline Village, just before you head into Crystal Bay. It’s a quiet, tucked-away neighborhood with a mix of older and newer homes, many of which offer filtered or wide lake views through the trees.

Buyers love Ponderosa for its alpine setting, privacy, and access to nearby trailheads — all with the lake in sight.

6. Tyrolian Village – Freestanding Condos with Alpine Views

Looking for a freestanding condo with charm and scenery? Tyrolian Village is a great option. Nestled near Diamond Peak, these alpine-style units are technically condos, but they live more like single-family homes — and many come with great lake views, especially on the upper tiers.

It's an excellent choice for second-home buyers or anyone looking to simplify without sacrificing the view.

Ready to Find the Right View?

Incline Village real estate is competitive — especially when it comes to lake views. Whether you're eyeing a legacy estate or a hidden gem, the right strategy makes all the difference. As your local Incline Village realtor, I’ll help you identify the best fit before it hits everyone’s radar.
