In-Person Evaluation

The first step to selling your Lake Tahoe home is to evaluate the property. Is your home in original condition? Has your home been somewhat updated over the years? Have you extensively remodeled? Are you aware of any current issues that we will be required to disclose to potential Buyers? Pricing Correctly

A Seller's greatest mistake is overpricing his or her home. Some important factors that we need to consider in determining a competitive list price for your home are; location, condition, age, supply and demand, and local market conditions that may be effecting value. I will prepare a competitive market analysis (CMA) that will analyze in detail all "active", "pending" and "sold" comparable properties. Understanding where the market is (whether a buyer or a sellers market) will help us to establish a competitive list price to get your home sold efficiently and effectively.

If you’re a home seller, marketing and positioning your property online in today’s marketplace is critical.

A buyer usually know whether a Lake Tahoe home is right for them within the first few minutes or even the first 30 to 60 seconds after walking in the front door. listing your property in Lake Tahoe

Once all of the marketing is complete and ready to launch, your home will be listed on the local MLS and syndicated to area brokerages and agents. I am a member of all local MLS around Lake Tahoe (IVRMLS, NNRMLS, TSMLS, and STAOR MLS). We will create a personalized plan for your Lake Tahoe property in order to maximize exposure to thousands of potential buyers using our proprietary system of online and print advertising. After listing your property, I will personally hold open houses in order to allow for the greatest exposure possible; we're only looking for that one perfect buyer!


showings & updates

After your home is listed (and in some cases - before it's listed), home showings will begin! 

If your property is occupied (either by you or a tenant), I will use a software that allows potential buyers to request showings and that will then allow you to approve or deny said showing based on your schedule. 

I do my absolute best to accompany every showing of your luxury Lake Tahoe home - However, when I just can't make every showing, I will allow other agents to show the property to clients alone, but you can be rest assured they will have all knowledge of your special property that the buyer will need to make a decision. 

I highly encourage sellers to not be present at showings as it creates a more peaceful and stress free space for buyers to view your home at their own pace... The last thing we want is to be rushing buyers through your home because they're uncomfortable!

negotiating a deal

Once we receive an offer by a buyer to purchase your Lake Tahoe home, I will guide you through the negotiation phase where we can either accept, counter, or reject a buyer's offer. Negotiations can include many contract items including; sale price, inspections, furnishings, repairs, transfer tax, escrow fee, closing timeframe, etc. If a counter is made, we will enter a period of negotiation until an agreement is reached by all parties, or if an agreement can not be made, negotiations will end. Once all parties reach an agreement, you will officially be under contract and we will be on our way to the escrow process!



The "escrow process" is the period between an accepted contract and close of escrow. I have a full-service "transaction coordinator" who will be assisting us with gathering necessary paperwork, and handling overall escrow logistics.

Most often, a buyer will have a home inspection done. This step in the process is essential in re-confirming a buyer's decision to move forward with a particular property. In Lake Tahoe, it is not uncommon to also see minor issues arise from pest, fireplace or radon inspections. 

Depending on what is found during inspections, we may enter an additional round of negotiations. 

Other vital parts of the “escrow process” in Lake Tahoe are receiving a buyer's earnest money deposit in escrow, having a title report prepared, ordering and reviewing any HOA documents if necessary, and completing additional underwriting steps as required by the buyer's lender. 



We've made it to the finish line! The buyer’s lender will provide final confirmation that they are approved to close escrow, and you will sign the paperwork with the title and escrow required to complete the sale. Once the paperwork is signed by all parties, and the deed is recorded with the county, the title company will wire the net proceeds of the sale to your bank, and your Lake Tahoe home will officially be sold!
