For as long as I've worked this market, the shuttered Cal Neva has been the elephant on the North Shore — a legendary property sitting dark on one of the most valuable stretches of lakefront in the country. That's finally changing. And as the Incline Village real estate agent who led the market by individual sales volume in 2025, I want to walk you through what this redevelopment actually means for property values in Crystal Bay and Incline Village, because the impact is bigger than most people realize.
The Cal Neva has anchored Tahoe's North Shore since 1926. It became the stuff of legend during the Frank Sinatra era, when the resort drew the biggest names of mid-century Hollywood and Washington to the water's edge — all on a property that literally straddles the California–Nevada state line. Then, in 2013, it went dark, and it stayed that way for more than a decade while plan after plan failed to materialize.
That chapter is now over. The property is being redeveloped as the Lake Tahoe Proper Resort & Casino, and in the spring of 2026 the ownership group closed a roughly $298 million financing package — anchored by a record-setting C-PACE loan — that finally gives the project the capital to get built. Denver-based developer Realberry is leading the effort, the highly regarded Proper Hospitality group is slated to operate it, and designer Kelly Wearstler is handling the interiors. The team is targeting a 2027 opening.
What's coming is a preservation-forward, full-scale luxury resort: the historic lodge restored, new villas added, roughly 197 guest rooms, the storied Circle Bar brought back, a 225-seat theater, a spa and pool and wellness program, a private membership club, and a boutique casino. In other words, this isn't a patch-up. It's a ground-up reimagining of the most recognizable building on the North Shore into a five-star destination.
Crystal Bay has always been Incline Village's quieter neighbor — beautiful, but held back for years by a tired commercial corridor. The Cal Neva sat empty. The nearby Tahoe Biltmore closed in 2022 and is itself slated for a high-end redevelopment. Two of the area's three anchor properties were essentially blight.
Now both are moving. When you take a corridor that everyone quietly wrote off and inject a luxury Proper resort plus a second major hospitality redevelopment next door, you don't just clean up an eyesore — you reset the ceiling on what the surrounding land is worth. Buyers who wouldn't have looked twice at Crystal Bay five years ago are now asking me about it specifically. As an Incline Village realtor, I've watched this pattern play out with luxury flags in other resort towns: the branded resort arrives, it validates the location, and the residential values around it follow.
Here's the connection people miss. Incline Village and Crystal Bay share the same zip code, the same schools, the same IVGID amenities, and — critically — the same fixed, non-expandable supply of land. There is no more lakefront being manufactured up here. When a marquee project like a Proper resort lands three minutes down the road, it lifts the entire North Shore Nevada submarket, not just the parcels next to it.

Buying between those two moments is often where the opportunity lives — but it takes an Incline Village real estate agent who knows which streets and which product types are best positioned to benefit.
For sellers, the redevelopment is a genuine marketing asset. The story of a revitalized Crystal Bay — a Proper resort, restored history, new luxury amenities — is exactly the kind of narrative that resonates with the out-of-market buyers who write the biggest checks up here. Positioning your home against that backdrop, at the right moment in the construction timeline, can make a real difference in both price and days on market.
I don't think the Cal Neva redevelopment is a magic switch that doubles everyone's home value overnight — and any agent who tells you that isn't being straight with you. What it is is a structural, long-term upgrade to the desirability of North Shore Nevada, on a lakefront where supply can never grow. Over a market this size, that combination tends to be very good for owners who are positioned correctly and patient enough to let the transformation play out.
The key is knowing how to translate a big-picture catalyst like this into the right decision for your specific property, timeline, and goals. That's the part I love, and it's what I do every day.
