Most people know the Nevada–California state line runs right through Lake Tahoe. Far fewer have done the math on what that line is actually worth. For a Bay Area household, choosing the Nevada side isn't a lifestyle footnote — it can be a six-figure decision, every single year, for as long as you own the home.

I'm Cole Mizak, a top Incline Village real estate agent with Compass. I help Bay Area families and executives relocate to Lake Tahoe's Nevada north shore, and the tax question comes up in nearly every conversation. So let's put real numbers on it.

The core of it: zero versus 13.3%

The arbitrage is simple to state. Nevada has no state income tax — none on wages, none on investment income, none on capital gains. California has the highest top marginal income tax rate in the country at 13.3%, and it taxes capital gains as ordinary income, so that same 13.3% can apply to a stock sale, an RSU vesting event, or a business exit.

That gap is the whole story. Everything below is just what it means in dollars.

A real dollar example

Say a household has $2 million in annual taxable income — a mix of salary, distributions, and investment income that's common for the executives and founders I work with. In California, that produces well over $200,000 a year in state income tax alone. In Nevada, it produces zero.

That's not a one-time savings. Own your Incline Village home for ten years and you're talking about real money that stays with your family instead of going to Sacramento — money that, not coincidentally, more than covers the cost of a very good house on the lake.

Now consider a liquidity event. Say you sell company equity for a $5 million gain. Because California taxes capital gains as ordinary income, that gain can cost you roughly $665,000 in California state tax. In Nevada, the state's share is $0. Here's where I'll be straight with you, because it matters. California does not simply wave goodbye. The Franchise Tax Board is aggressive about residency, and buying a second home on the Nevada side while keeping your life in California does not make you a Nevada resident.

To make the tax advantage stick, you generally need to change your domicile — the place that's truly the center of your life. That means the days you spend where, where your primary home is, where you're registered to vote and licensed to drive, where your professional and financial relationships sit, and a dozen other factors the FTB actually looks at. Done right, it's clean and defensible. Done casually, it invites an audit you'll lose.

This is exactly why the move works best when your Nevada home is a genuine primary residence, not a part-time getaway — and it's why I coordinate with clients' CPAs and tax attorneys early in the process rather than after they've closed.

Why Incline Village specifically — not just "somewhere in Nevada"

Plenty of places have no income tax. What makes Incline Village the answer for Bay Area buyers is that you don't trade anything to get it.

You're about 45 minutes from the Reno-Tahoe airport, which keeps you connected to San Francisco, San Jose, and the rest of your business life. You get private IVGID access — beaches, golf, ski, and recreation reserved for property owners — that you simply can't buy in most of Tahoe. You get a permanently supply-constrained shoreline that has made this one of the most resilient luxury markets in the West. And you get to spend your Nevada tax savings on a genuinely spectacular place to live rather than a compromise.

In other words: the tax edge is the reason people call. The lake, the amenities, and the lifestyle are why they actually move.

What this means if you're thinking about buying now

The timing question I hear most is whether the market has run away. It hasn't. Heading into the back half of 2026, available inventory across Incline Village and Crystal Bay is meaningfully higher than a year ago, which means buyers finally have selection and room to negotiate — while prices in the luxury tier have stayed resilient. That combination, more choice without a price collapse, is a favorable window for a serious buyer who's ready to move.
