Truckee Market Update — October 2025 Real Estate Trends

Lake Tahoe Cole Mizak October 14, 2025

By Cole Mizak, Truckee Realtor | Compass Real Estate

If you're watching the Truckee real estate market this fall, there are a few key trends worth knowing as we roll through October 2025. Whether you're considering buying, selling, or just tracking the value of your property, here's what’s happening right now with Truckee homes for sale — and what it means for your next move.

Inventory Is Loosening, But Still Below Pre-2020 Norms

After three years of historically low inventory, we’re finally seeing a slight uptick. Listings are up 8% compared to October 2024, giving buyers more breathing room. Still, supply remains tight compared to pre-pandemic norms, especially in the sub-$1.5M price range.

Luxury inventory (homes priced $2M+) has grown at a faster pace, especially in neighborhoods like Lahontan, Martis Camp, and Gray's Crossing. These areas are drawing steady interest from Bay Area and Southern California buyers looking for second homes.

Prices Hold Strong Despite Higher Rates

Mortgage rates are holding steady around 7.1%, which is dampening some buyer enthusiasm, but Truckee home prices remain resilient. Median sales price is sitting at $1.22M, up 3.4% year-over-year. Why? Because demand still outweighs supply — especially for well-located, turn-key properties with mountain charm.

If your home is updated and priced right, it’s moving. We’re seeing days on market hover around 36 days, down slightly from last month.

Second Home Market is Still Active — Just Smarter

Buyers aren’t rushing like they did in 2021, but they’re still very active — just more calculated. There’s a trend toward quality over urgency. I’m seeing buyers prioritize lifestyle: walkability to trails, access to ski resorts, and space to work remotely.

This shift favors sellers who prepare their homes thoughtfully and work with a Truckee real estate agent who knows how to market to this evolving buyer mindset.

Advice for Sellers

If you're considering selling, October through mid-November is still a strategic window. Snow hasn’t hit yet, and fall foliage makes properties shine. Pricing is key: buyers are value-focused, not bargain-hunting, but they know when something’s overpriced.

Staging, professional photography, and smart digital marketing are non-negotiable. As a Truckee realtor with Compass, I leverage Compass Concierge to help sellers prep their home with zero upfront cost — and it works.

Advice for Buyers

This is a good time to make moves — especially if you're financing. Less competition means more leverage, and sellers are more willing to negotiate on terms like closing costs or inspection repairs.

Focus on properties that have sat for over 30 days — they often offer the best room for negotiation. And don’t wait for rates to drop; when they do, demand will spike again.

Bottom Line: The Market is Balanced… For Now

We're in a rare window of relative balance — and that’s not likely to last. Whether you're buying or selling, the key is to work with a local expert who knows how to read the market and act fast when opportunity knocks.
