After three years of historically low inventory, we’re finally seeing a slight uptick. Listings are up 8% compared to October 2024, giving buyers more breathing room. Still, supply remains tight compared to pre-pandemic norms, especially in the sub-$1.5M price range.
Luxury inventory (homes priced $2M+) has grown at a faster pace, especially in neighborhoods like Lahontan, Martis Camp, and Gray's Crossing. These areas are drawing steady interest from Bay Area and Southern California buyers looking for second homes.
Mortgage rates are holding steady around 7.1%, which is dampening some buyer enthusiasm, but Truckee home prices remain resilient. Median sales price is sitting at $1.22M, up 3.4% year-over-year. Why? Because demand still outweighs supply — especially for well-located, turn-key properties with mountain charm.
If your home is updated and priced right, it’s moving. We’re seeing days on market hover around 36 days, down slightly from last month.
Buyers aren’t rushing like they did in 2021, but they’re still very active — just more calculated. There’s a trend toward quality over urgency. I’m seeing buyers prioritize lifestyle: walkability to trails, access to ski resorts, and space to work remotely.
