As a full-time Truckee realtor who lives and works here year-round, I see the patterns before they show up in the stats. Here’s what buyers are actually seeing on the ground right now.
Compared to the ultra-tight years of the early 2020s, buyers now have more choices. That said, quality inventory is still limited.
Homes that check the right boxes:
Thoughtful updates
Functional floor plans
Proximity to downtown, trails, or ski resorts
Those properties continue to sell quickly. Homes that are overpriced or feel dated tend to sit longer and invite negotiation.

Prosser and Glenshire for space and quieter settings
