Saddlehorn property taxes, HOA & rental rules

Saddlehorn owners pay Washoe County property tax at the unincorporated rate and modest HOA dues for the park and common areas.

Ownership costs and rules for Saddlehorn homes
TopicWhat to know
State income taxNone. Nevada has no personal income tax on wages, retirement income or capital gains, a main draw for buyers coming from California.
Property tax$3.2402 per $100 of assessed value for 2026–27 (Washoe County tax area 4000, unincorporated, with Truckee Meadows Fire). Assessed value is 35% of the county’s taxable value (land plus depreciated replacement cost), which usually sits well below market value, so the tax on $1 million of taxable value is about $11,341 before caps. Annual increases are capped at 3% for a primary residence (file the claim with the Washoe County Assessor) and up to 8% for other homes.
HOAThe Saddlehorn homeowners’ association maintains Saddlehorn Park and common areas and reviews exterior changes under recorded CC&Rs. Current listings show dues of about $165 to $190 a quarter. Confirm dues, reserves and transfer fees with the association.
Short-term rentalsSaddlehorn is unincorporated, so stays of fewer than 28 days need a Washoe County short-term rental permit (County Code Chapter 110, Article 319), and the HOA’s CC&Rs may restrict rentals. Read them before you buy for rental income.
Wildfire & insuranceGalena sits in the wildland-urban interface at the foot of Mt. Rose. Truckee Meadows Fire Protection District covers it, defensible space around the house matters, and insurers increasingly price coverage on wildfire risk, so get quotes early in escrow.
Snow & upkeepHomes here sit higher than central Reno and get more snow; budget for driveway plowing, roof and deck care and winter driving. Utilities: NV Energy for electricity and natural gas (propane where gas lines don’t reach), Truckee Meadows Water Authority or a private well for water, county sewer or a septic system, and Waste Management for trash.

Tax rate from the Washoe County Treasurer’s 2026–27 combined rates (area 4000: State of Nevada, Washoe County, Washoe County School District and Truckee Meadows Fire). HOA dues are as shown on listings in October 2026 and vary by property; confirm them with the association. Short-term rental rules from Washoe County’s STR program. Tax caps are set under NRS 361.4723. Rules and fees change; this is general information, not tax, legal or insurance advice.
