Galena Forest Estates owners pay Washoe County property tax at the unincorporated rate, small or no HOA dues depending on the unit, and the upkeep of their own septic system and, for some, a well.
| Topic | What to know |
|---|---|
| State income tax | None. Nevada has no personal income tax on wages, retirement income or capital gains, a main draw for buyers coming from California. |
| Property tax | $3.2402 per $100 of assessed value for 2026–27 (Washoe County tax area 4000, unincorporated, with Truckee Meadows Fire). Assessed value is 35% of the county’s taxable value (land plus depreciated replacement cost), which usually sits well below market value, so the tax on $1 million of taxable value is about $11,341 before caps. Annual increases are capped at 3% for a primary residence (file the claim with the Washoe County Assessor) and up to 8% for other homes. |
| HOAs | Several Galena Forest Estates units (for example Unit 2-E) have their own small associations and CC&Rs, with dues that vary by unit; some parcels belong to none. Ask the title company which applies to the address. |
| Septic & wells | 421 homes use septic systems and 22 use private wells. Order septic and well inspections in escrow. |
| Short-term rentals | Galena Forest Estates is unincorporated, so stays of fewer than 28 days need a Washoe County short-term rental permit (County Code Chapter 110, Article 319), with a safety inspection, occupancy and parking limits and a local contact. Check the CC&Rs for the parcel’s unit. |
| Wildfire & insurance | Galena sits in the wildland-urban interface at the foot of Mt. Rose. Truckee Meadows Fire Protection District covers it, defensible space around the house matters, and insurers increasingly price coverage on wildfire risk, so get quotes early in escrow. |
| Snow & upkeep | Budget for plowing, roof and deck care, pine-needle cleanup and winter driving. Utilities: NV Energy for electricity and natural gas (propane where gas lines don’t reach), Truckee Meadows Water Authority or a private well, a septic system for most homes, and Waste Management. |
Tax rate from the Washoe County Treasurer’s 2026–27 combined rates (area 4000: State of Nevada, Washoe County, Washoe County School District and Truckee Meadows Fire). HOA dues are as shown on listings in October 2026 and vary by property; confirm them with the association. Short-term rental rules from Washoe County’s STR program. Tax caps are set under NRS 361.4723. Rules and fees change; this is general information, not tax, legal or insurance advice.
