As of May 2025, 30-year fixed mortgage rates are hovering around 6.5%, down from early-year peaks but still elevated compared to pre-pandemic lows. The Federal Reserve is signaling a cautious path forward, hinting at possible rate cuts in Q3 if inflation continues its downward trend.
