How to Get a Short-Term Rental Permit in Incline Village (2025 Guide)

If you're looking at Incline Village homes for sale as an investment or income-generating property, chances are you're interested in short-term rentals (STRs). But before you list your Lake Tahoe property on Airbnb or Vrbo, you’ll need to get a permit — and Washoe County doesn’t make it optional.

As an Incline Village realtor with years of experience helping clients navigate both buying and renting homes in the area, here’s what you need to know to get your short-term rental permit approved — and avoid costly delays or violations.


✅ Step 1: Know the STR Rules in Incline Village (Updated for 2025)

Washoe County classifies Incline Village short-term rentals as any rental period under 28 consecutive days. The county has strict ordinances to balance tourism with neighborhood preservation. As of 2025, here are key highlights:

  • Occupancy Limits: Two people per bedroom, plus two additional guests.

  • Onsite Parking: One legal space per bedroom is required. Street parking doesn’t count.

  • 24/7 Local Contact: You must have someone available within 30 minutes to respond to complaints or emergencies.

  • Good Neighbor Brochure: Must be posted in every rental and emailed to guests.

  • Noise, trash, and safety compliance: Violations can lead to citations or permit revocation.


📝 Step 2: Apply for the STR Permit

To get permitted, here’s what Washoe County requires:

  1. Create an account on Washoe County’s Citizen Access Portal.
    This is where you’ll upload documents and pay fees.

  2. Submit the STR Application.
    You’ll need:

    • Proof of ownership

    • Site plan with parking layout

    • Proof of liability insurance

    • Local responsible party contact

    • HOA approval (if applicable)

  3. Pass an Inspection.
    The fire department will check for smoke detectors, CO monitors, fire extinguishers, exit routes, and other safety features.

  4. Pay the Fees.
    Initial STR registration starts at $485 (more if your home sleeps 11+). There’s also a renewal fee each year.
