Each year, I walk buyers through some of the most impressive properties on Lake Tahoe’s north shore. This year’s luxury home tour in Incline Village showed a clear shift in what today’s buyers value. If you're keeping an eye on Incline Village homes for sale or planning a move, here’s a practical look at the trends shaping our high-end market right now.
Most new builds and renovated properties lean toward a clean mountain-modern style. Think warm wood finishes paired with dark steel accents, wide windows, and open layouts that make the most of lake and forest views. Buyers want a home that feels modern but still fits the Tahoe landscape.
A few homes on this year’s tour pushed the design further with indoor-outdoor living: big sliders, covered patios, and heated outdoor spaces that work year-round.
We used to see home gyms and saunas as bonus features. Now they’re expected.
The standout homes included cold-plunge pools, infrared saunas, dedicated recovery rooms, and spa-style bathrooms with oversized steam showers. For many buyers, wellness spaces matter as much as kitchen upgrades.
Buyers are asking for fully integrated tech, but they don’t want a wall full of switches. The best homes used discreet systems that control lighting, climate, security, and entertainment from a single app.
I also noticed a rise in energy-efficient upgrades, including heat pumps, solar-ready wiring, and improved insulation. These features help luxury properties stay comfortable during Tahoe’s temperature swings.
A trend across almost every Incline Village home for sale: kitchens that double as social spaces.
Large islands, dual dishwashers, hidden walk-in pantries, and professional-grade appliances were common. Designers are favoring natural stone with visible veining and matte finishes that feel grounded and clean.
If you enjoy hosting, this is a great time to shop the market because builders are clearly designing with entertainers in mind.
Buyers want flexibility. Whether it’s space for family, remote work, or rental potential, detached guest spaces are climbing back to the top of wish lists.
Newer builds often include small ADUs, bunk suites, or separate wings designed to give guests privacy while keeping them close.
No surprise here: the strongest buyer interest is still tied to lake views and walkability to the lake.
During this year’s tour, homes with wide southwest lake views drew the most attention. Even modest remodels with the right view often compete with newly built homes. If you're entering the market, keep this in mind. Location continues to set the ceiling for value.
