On June 17, 2025, South Lake Tahoe’s City Council approved a newly amended Vacation Home Rental (VHR) ordinance—following a court ruling that overturned Measure T’s permanent resident exemption
The City launches a 60-day priority application period, starting June 23 at 9 a.m., for former VHR and Qualified VHR permit holders in good standing whose permits lapsed in 2021 or April 2025
General applications open August 23, 2025—only through the online portal.
A 150‑foot buffer is required between single-family VHRs outside the Tourist Core to prevent clustering and preserve neighborhood character.
VHRs in multifamily units are generally banned, unless they held a permit before September 2016.
Mandatory noise monitors, outdoor cameras, and a 24/7 property manager (in-person or virtual check‑ins, on‑call within 60 minutes) are now required.
Stronger enforcement includes a three‑strikes rule, occupancy limits (two per bedroom + children), trash cleanup, and defensible‐space checks.
Although the ordinance was approved mid‑June, it formally becomes effective July 17, and no permits will be issued before this date.
Location is king. Being inside the Tourist Core or holding a former permit could mean the difference between securing a VHR income stream or not.
With new buffers and multifamily restrictions, land scarcity increases, potentially boosting demand and prices for allowed VHR properties.
This is a pivotal moment for investors eyeing Lake Tahoe homes for sale as short-term revenue potential hinges on evolving regulations.
