Welcome to Upper Tyner
The Upper Tyner Subdivision is a safe haven for those who love the outdoors. With approximately 330 single-family homes, there is something for every buyer. Homes in this subdivision have either forested views, of a variety of lake views. Some homes here feature expansive panoramic views across the Second Creek ravine and out of Lake Tahoe.
Home prices here are generally lower than homes closer to Lake Tahoe. If you don’t mind being further away from town, this Upper Tyner Subdivision may be a great choice for you. However, with it’s “upper” location does come increased snow loads in compassion to the lower elevation neighborhoods.
The subdivision starts out with an elevation of 7,000ft on Tyner Way and goes up to 7,720ft on Marlene Street.
Both Tyner Way and Dorcey Drive are school bus routes. Washoe County and the Nevada Department of Transportation do excellent jobs in keeping up with snow removal. Mornings may be a bit icy, but by most afternoons access should be smooth.
There are several amazing hikes that start from the Upper Tyner Subdivision. The most notable are Rifle Peak and Mt. Rose Meadows.
Rifle Peak starts out on Marlene Street and is a 3.8mi out and back hike. It is rated as “hard” and the estimated time to complete the hike is 2hr 45m. Hikers are rewarded with amazing views of Lake Tahoe.
Rifle Peak to Mt. Rose Meadows starts out the same as Rifle Peak and then takes a turn to the north. This is an 8.1mi point-to-point hike that is also rated as “hard”. Hikers will be rewarded with views of Lake Tahoe, breathtaking meadows and beautiful Nevada wildflowers. Estimated time to complete the hike is 5h 8m.
