The Ski Way Subdivision includes mainly condominiums and townhomes along Ski Way. The neighborhood is located east of Country Club Drive and north of Tahoe Boulevard. Elevations for the subdivision start out at 6,400ft in the Mountain Shadows condo complex and top out at 7,200ft in the Tyrolian Village community. 

Diamond Peak Ski Area is located within the Ski Way Subdivision and is one of Incline Village’s greatest amenities. Diamond Peak is a community owned and operated ski area with 655 skiable acres. The mountain sees an average annual snowfall of 325 inches and features panoramic views of Lake Tahoe.

Furthermore, Ski Way is also home to the Big Water Grille. Big Water Grille is a staple fine-dining restaurant in Incline Village. Finally, the Ski Way Subdivision includes the Tyrolian Downhill mountain bike trail that runs directly past the Tyrolian Village community and ends nearly right at Big Water Grille. 

Recently completed by professional mountain bike athlete, Cam Zink, the Tyrolian Downhill trail now features a new expert jump line.

Bitterbrush – A highly desirable condominium complex with “filtered” or “panoramic” Lake Tahoe views and views of Diamond Peak. Square footages ranging from approximately 1,200sf – 2,500sf. Just around the corner from Diamond Peak Ski Area.

Mountain Shadows – Popular amongst investors for their excellent short and long term rental ability. Great proximity to both Incline Beach and Diamond Peak Ski Area. Located across Ski Way is a Diamond Peak Shuttle stop. The HOA has multiple outdoor pools and saunas as amenities. Recently underwent a roofing project within the last 5 years. Size ranges from approximately 1,200sf to 1,600sf. 

Burgundy Hill – A mid-rise building complex consisting of 3 buildings. Each building has a parking garage and bicycle storage for owners. Each building is elevator services. Units on floors 1-2 are single level units with penthouses being 2 stories.

Ski Way Ridge – Another mid-rise building complex directly next to Burgundy Hill. This complex consists of 2 buildings. Each building also has elevator service and parking garages. Nearly identical layout to Burgundy Hill.

Lower Tyrolia – A Bavarian style community of freestanding condos. Outdoor tennis courts are an HOA amenity. Large variation in homes found here from older approximately 1,200sf units to newly built 3,000sf+ units with very nice views of Lake Tahoe. 

Tyrolian Village – Another Bavarian style community of freestanding condos and some traditional attached condos. Some units back up to the beautiful Incline Creek and Tyrolian Downhill trail, while other units have panoramic views of Lake Tahoe.

The Ski Way Subdivision saw 33 sales during 2019. Sale prices ranged from $315,000 – $914,000. The median sale price was $430,000.

Sold Condos 2019 – Ski Way 

Furthermore, there were 11 freestanding condo sales with prices between $535,000 – $1,615,000, with the median sale price being $699,000.
