The Lower Tyner Subdivision is highly desirable amongst locals and second home owners. The neighborhood is made up of mostly single-family homes with a few condos on Lariat Circle. There are a total of 343 homes here. Home prices here tend to be less expensive then the Eastern Slope, making it a better choice for many buyers. 

Properties located here generally have either a lake or forest view. Lake views range from “peek” for some properties on Woodridge Circle, to “panoramic” for those on Dale Drive and some parts of Tyner Way. 

First Creek and Second Creek are year-round creeks that flows from high on the mountain directly to either side the Lower Tyner Subdivision. These two creeks are located in massive ravines, creating incredible views for several homes here. Looking west over the First Creek ravine, homeowners see nothing but open space for miles. 

Elevations in the Lower Tyner Subdivision range from 6,450ft up to 7,150ft. School bus routes include Tyner Way, Knotty Pine Drive, and Valley Drive. Many of the homes in the upper elevations.

Travel distances from the “middle” of the neighborhood are; 2.6mi to the Raley’s Shopping Center, 2.4mi to Burnt Cedar Beach, and 3.7mi to the Hyatt Hotel & Casino
