The “Central” subdivision in Incline Village has the largest concentration of condominiums and townhomes of any Incline Village neighborhood. Build dates of properties here range from 1962 for the Toepa Complex to 2013 for the small Wood Creek community. This subdivision is considered very low elevation, from just above lake level to 6,500ft. Snow load here will be minimal and many streets and roads are school bus routes, meaning they will be plowed promptly and thoroughly.
 

HOAs Within the Central Subdivision

 
Central Subdivision, both “Central S of HWY28” and “Central N of HWY28”, have a total of 40 unique HOAs. With such complexity, it’s important to have a real estate agent that knows the inventory and who knows the differences. HOA fees range from $150/mo for a small Willow Ct complex to $877/mo+ for the largest Third Creek condos. Amenities of associations also have large differences. Whereas Willow Ct may cover very little, Third Creek is complete with an outdoor pool, hot tub, tennis courts, clubhouse, fitness room and locker rooms. HOA dues here also cover common insurance, common area maintenance, building maintenance, water, sewer and trash.
