The short-term rental (STR) landscape in Truckee is evolving again in 2025. Whether you’re a current homeowner, an investor eyeing Truckee homes for sale, or just trying to navigate your options, understanding the updated rules is critical. As a Truckee real estate agent who works closely with buyers, sellers, and property managers, I’m breaking down the latest STR regulations — minus the bureaucratic fog.


🚨 What Changed in 2025?

The Town of Truckee updated its short-term rental ordinance in January 2025. These changes aim to balance tourism with livability for full-time residents. Here are the key takeaways:

1. Permit Cap Still in Place — But Maxed Out

Truckee has kept the cap on the number of active STR permits at 1,255, and as of this writing, the cap is fully reached. That means:

  • New STR permits are only available if someone relinquishes theirs.

  • You must join the waitlist to apply for a new STR permit.

2. Primary Residence Exemption

Homeowners renting out their primary residence for less than 30 days at a time can still operate short-term rentals without counting toward the cap, as long as:

  • They live in the home at least 275 days/year.

  • They register with the Town and meet safety requirements.

3. No STRs in New Construction Subdivisions

Any homes built in subdivisions approved after January 1, 2022 are not eligible for STR permits, unless grandfathered in. This directly impacts buyers looking at new construction — and it’s a key question to ask your Truckee realtor.

4. Stricter Enforcement + Penalties

The Town is cracking down on unpermitted STRs. Fines for violations can hit $1,500 per day, and repeat offenders risk losing permits. Bottom line: operating without a permit isn’t worth the risk.
