December in Truckee always brings a mix of fresh snow, holiday energy, and serious real estate decisions. Buyers keep searching. Sellers keep watching the data. And this year, the numbers tell a story that matters if you are planning any move in 2026.

As a full time Truckee realtor, here is my take on where we stand and what the data is signaling.

Inventory Is Tight, and That Is Shaping Everything

The supply of Truckee homes for sale remains well below what we saw in earlier years. December inventory is down again, and that tightness has pushed well priced homes to move quickly. Even with winter slowing some showing activity, motivated buyers are staying in the game.

Low inventory continues to support prices, especially in neighborhoods close to downtown Truckee, Tahoe Donner, and Glenshire.

Prices Hold Steady but With Fewer Big Swings

The December numbers show steady pricing, not dramatic spikes. Buyers are more selective. Sellers need to price correctly from day one.

Well maintained homes or anything with updated interiors are still getting strong attention. Homes needing major work are sitting longer. The gap between turnkey and fixer pricing has widened again this season.

Days on Market Are Shorter Than Expected

Snow has never stopped the Truckee market, but this year the speed surprises a lot of people. Average days on market dropped compared to last winter. This tells me that qualified buyers are ready to write offers and not waiting until spring.

If you are thinking about selling, the idea that you have to wait until summer is outdated. December is proof.

Second Home Buyers Are Returning

The second home segment softened in mid 2024 but showed signs of life through the second half of 2025. December data confirms that trend. Buyers from the Bay Area are back and motivated by lifestyle, long weekends, and steady long term value.

They may be more price conscious, but they have not left the market.

What This Means for 2026

Here is the truth as I see it.

If you are buying:
Be ready. Know your must haves. Tour early. Strong homes do not sit.

If you are selling:
Proper pricing and professional presentation matter more than ever. Buyers respond to quality and clarity.

If you are watching the market:
The December 2025 numbers show strength, stability, and continuing demand. Truckee remains one of the most resilient mountain markets in California.
