Truckee is an incredible place to live. Mountain air, four real seasons, and access to world class skiing and outdoor recreation. But like any mountain town, the real cost of living goes well beyond the purchase price of a home.
As a full time Truckee real estate agent, I spend a lot of time helping buyers understand what ownership actually costs here. Below is a clear breakdown of the three biggest expenses that surprise people the most: taxes, utilities, and ongoing maintenance.
If you are browsing Truckee homes for sale, this is the part most listing descriptions do not explain.
California property taxes are fairly predictable, but there are a few Truckee specific details to know.
Most homeowners pay about 1.1% to 1.3% of the purchase price per year in property taxes. The exact number depends on special assessments, bonds, and the neighborhood.
A few things to keep in mind:
New construction often has higher tax assessments
Homes in HOA communities may have additional fees on top of taxes
Taxes are based on purchase price and only increase modestly over time due to Prop 13
If you buy a home for $1,000,000, expect annual property taxes around $11,000 to $13,000.

Snow, ice, sun exposure, and temperature swings are tough on homes. Even well built properties need consistent care.
Snow removal: $1,500 to $4,000 per season
Roof and snow load inspections: $300 to $600
Exterior staining and sealing: $3,000 to $8,000 every few years
Heating system servicing: $200 to $500 annually
Private road maintenance (if applicable): varies widely
Cabins and vacation homes that sit empty part of the year may need additional monitoring, winterization, and repairs.
