Here’s my personal guide to the best places to retire in Lake Tahoe, based on what I’ve seen work best for my clients looking to enjoy their golden years in one of the most beautiful places in the country.


1. Incline Village (Nevada Side)

If you want a little luxury mixed with Nevada’s favorable tax advantages, Incline Village should be at the top of your list. This community offers:

  • Lakefront and mountain-view Lake Tahoe homes for sale

  • Access to private beaches, golf courses, and country clubs

  • Low property taxes and no state income tax

I’ve helped many retirees relocate here for both lifestyle and financial reasons. It’s peaceful, safe, and well-maintained.


2. Tahoe City (California Side)

Located on the northwest shore, Tahoe City offers charm, walkability, and easy access to the lake. It’s great for active retirees who still want to ski, paddleboard, and enjoy local events.

  • Close to Palisades Tahoe and Alpine Meadows

  • Great local shops and dining options

3. Truckee (Just Outside Tahoe)

Technically outside of Lake Tahoe but still very much a part of the lifestyle, Truckee is a high-altitude town with a warm community and beautiful new developments.

California vs. Nevada: The Retirement Tax Breakdown

This is something I go over with many of my clients before they decide where to buy. If you’re choosing between the California and Nevada sides of Lake Tahoe, the tax implications can be significant—especially in retirement.

Nevada (Incline Village and surrounding areas):

  • No state income tax

  • No estate or inheritance tax

  • Lower property taxes

  • Often a better fit for retirees living on pensions, Social Security, or investment income

California (South Lake Tahoe, Tahoe City, West Shore, Truckee):

  • State income tax applies (and can be high depending on your income)

  • Capital gains and retirement income are taxed

  • Higher property taxes in some areas, especially with recent home sales

If tax savings are a top priority in your retirement plan, Nevada might make more financial sense. I always recommend talking to a CPA or financial advisor before making a final call, but I can tell you—this difference is a big factor for many of my clients.
