Lake Tahoe Cole Mizak June 30, 2025
As we close out the second quarter of 2025, the Lake Tahoe real estate market is proving one thing: resilience. After a rocky 2023 and a cautiously optimistic 2024, we’re finally seeing consistent buyer activity—and stable pricing across both the California and Nevada sides of the lake.
And here's a quick stat that matters: I'm currently the #1 real estate agent in Incline Village by sales volume year-to-date through Q2—leading by over a 50% margin. That means more experience, more results, and better insight for my clients.
Here’s what every serious buyer and seller needs to know.
There’s been a modest rise in inventory compared to Q2 last year. More sellers are listing, motivated by softened interest rates and the return of motivated out-of-town buyers—especially from the Bay Area. That said, it’s not a flood. Demand is still strong, and well-priced Lake Tahoe homes for sale are moving fast, often within days.
As a Lake Tahoe real estate agent, I’m advising sellers not to sit on the sidelines waiting for a mythical peak. The market is healthy now—and buyers are serious.
Median home prices around the lake held steady in Q2, with some neighborhoods seeing modest gains (especially waterfront properties and newer builds with premium amenities). We're not seeing the overbidding wars of 2021, but we are seeing qualified buyers ready to move quickly on turnkey properties.
If you're shopping for a second home or relocating full-time, now is a great time to get in before potential price pressure returns later this year.

Lakeview properties under $2.5M are getting attention fast.
South Lake Tahoe homes for sale under $1M are a rare but golden opportunity right now for entry-level buyers.
Too many buyers try to time the market. In Tahoe, that means missing the right house when it hits the market. Work with a Lake Tahoe realtor who knows the micro-markets—someone who can flag a great deal the moment it lists. I’ve helped several clients this quarter secure homes off-market or within hours of listing.
Buyers are picky, even if they’re motivated. If your home needs updates, price it accordingly. And don’t skip staging—it’s still one of the most powerful tools to drive multiple offers.
With tourism up and remote work sticking around, I expect a strong summer season. Inventory will stay relatively tight, and we’ll continue to see interest in properties that offer lifestyle perks: proximity to skiing, private beach access, or walkability to town.
Whether you're buying your first mountain home, upgrading to a lakefront escape, or ready to list for top dollar, I’m here to guide you every step of the way. As a trusted Lake Tahoe realtor with deep local knowledge and Compass resources, I help my clients win—no guesswork, no wasted time.
