As we close out the second quarter of 2025, the Lake Tahoe real estate market is proving one thing: resilience. After a rocky 2023 and a cautiously optimistic 2024, we’re finally seeing consistent buyer activity—and stable pricing across both the California and Nevada sides of the lake.

And here's a quick stat that matters: I'm currently the #1 real estate agent in Incline Village by sales volume year-to-date through Q2—leading by over a 50% margin. That means more experience, more results, and better insight for my clients.

Here’s what every serious buyer and seller needs to know.

Inventory Is Up—But Not Flooded

There’s been a modest rise in inventory compared to Q2 last year. More sellers are listing, motivated by softened interest rates and the return of motivated out-of-town buyers—especially from the Bay Area. That said, it’s not a flood. Demand is still strong, and well-priced Lake Tahoe homes for sale are moving fast, often within days.

As a Lake Tahoe real estate agent, I’m advising sellers not to sit on the sidelines waiting for a mythical peak. The market is healthy now—and buyers are serious.

Prices Are Holding Firm

Median home prices around the lake held steady in Q2, with some neighborhoods seeing modest gains (especially waterfront properties and newer builds with premium amenities). We're not seeing the overbidding wars of 2021, but we are seeing qualified buyers ready to move quickly on turnkey properties.

Too many buyers try to time the market. In Tahoe, that means missing the right house when it hits the market.
